The Location
Oakhurst Close was acquired in the height of the pandemic, a backdrop which heavily influenced its purchase. With working patterns changing overnight and mindsets changing to the importance of family and a better work life balance, the pandemic precipitated a trend which had been a long time coming.
After a period of quiet uncertainty, the property market exploded, with the resultant shift in demand away from urban areas and favouring property with more outside space and suitability for home working, equally explosive.
This is where Oakhurst Close made perfect sense, located in a conservation zone on the edge of Epping Forest yet still within walking distance to Walthamstow Village, a stones throw from the acclaimed Forest School and with easy access to the North Circular.
The Property
A probate sale, the property came in relatively good condition with some stunning standout features, including a tiled kitchen floor, stunning parquet flooring and the added bonus of fifties Prebend Sorensen furniture.
Number 4, was also the only house on the street that hadn’t been extended, an obvious capital enhancing upgrade.
We undertook a light refurbishment throughout, including new flooring throughout, kitchen, bathroom and general tlc. Concurrently we worked with an architect to design a thoughtful, liveable home featuring two additional bedrooms, a large and light open plan living space and green roof, all aligning with the strict parameters in keeping with local planning laws.
The pandemic, whilst changing buyer desirability traits also heavily impacted planning timescales, taking 12 weeks longer than initially anticipated following delays with the local planners.
Still, the continued delay only served to further normalise the fundamental change of working and living bought about by the pandemic.
The result, an elegant, contemporary living space with period touches ready to live in and enjoy, yet with the flexibility and future proofing for further expansion in the future.
Oakhurst Close was put on the market in Q1 2022 and sold shortly afterwards above asking price.
